New Homes and Real Estate at the Delaware Beaches

The Delaware Beaches are rapidly becoming a smart destination for active people who are looking to retire from the high tax states of the northeast and mid-Atlantic.

“What someone on Long Island calls a tax payment is something a retiree at the Delaware Beaches calls a mortgage payment,” says Scott Dailey, Managing Partner of Capstone Homes, a Delaware New Home Builder.

We talk to people everyday who are looking to escape the high taxes of states like New York, New Jersey, and Pennsylvania.  Delaware is one of the most tax-friendly states for retirement.

“People in New Jersey talk about paying $10,000 or more for property taxes.  Maybe that made sense when kids were in the schools, but it sure doesn’t make sense for retirement,” says Dailey.

Retirement at the Delaware Beaches makes sense- from the cost of living, to the coastal lifestyle of the Delaware Beaches, to the proximity to friends and family who still live in the northeast.

People want to retire south- mostly to escape weather and taxes.  The Delaware Beaches give an escape from the weather for 9 months of the year, but the Delaware Beaches are also a comfortable car drive from most major cities in the Northeast.

Please come and visit the Delaware Beaches before you move south- contact Capstone and be our guest.

Stuck in the Snow?

If you’re currently buried in the snow…

We miss you at the beach.  Capstone Homes is completely sick of this record winter weather, and we look forward to visits from our friends in the Northeast this spring.  New homes in Lewes, Milton and Rehoboth Beach are just waiting for you, and Capstone Homes will be here when you plan to make your spring visit.  In the meantime, Capstone Homes is happy to send you a link to this week’s copy of Coastal Sussex Magazine- an online magazine about the Delaware Beach area.  Enjoy:

The Delaware Beaches aren’t the best kept secret any more-

CNBC has just published materials about Rehoboth Beach, Delaware- as one of the top retirement destinations in the United States.

The Delaware Beaches have many great Delaware retirement communities.  The low-taxes and lower cost of living make a Delaware beach home a great choice for people who are looking to escape the higher taxes of other mid-Atlantic and northeast states.  Rather than Arizona or Florida- Delaware keeps to you close to the ones you love.

Capstone is a builder of fine energy-star, semi-custom homes.  We are a local based builder who focuses on building a quality home in great communities.

If you’re looking at Rehoboth Beach as a retirement destination, but you find that you’re on a budget that doesn’t let you own that close to the ocean- think about Milton, Delaware.  Milton is just minutes from the Lewes and Rehoboth Beach area- and it is a great town with a wonderful coastal history.  Milton offers the small-town charm of a rural town with some coastal flavor.  You’ll love a new home in Milton- in a great community like Cannery Village.  Cannery Village is the best of the old and new- small lots, great community, modern homes and modern amenities.  Cannery Village is like no other community at the Delaware Beaches.

If you would like to be a bit closer to the beach- but still able to find great prices- think about Holland Mills.  Larger lots- walking trails, a community clubhouse and pool- Holland Mills is a great place for someone who is looking for a Delaware new home at an amazing price.  Holland Mills makes a great Delaware retirement community or a great Delaware beach home.

Capstone Homes builds new homes in Coastal Milton, Delaware

This is not good news for Ryan Homes:

They are being sued for amenities that were never built- it was front page on Delaware Online- The Wilmington News Journal.

First- let’s get one thing absolutely clear- Ryan Homes has nothing to do with the amenities in Odessa National or any of the other communities in which it builds.  Like Capstone Homes, we just build the houses- we rely on land developers to build the communities where we build Delaware New Homes.  Ryan Homes represented that the amenities would be built because that’s what they were told.  In the new homes sales business, referral business is everything- they would never lie to sell a house.  While that might not be true of all builders- a large builder like Ryan Homes understands this better than most builders.  We compete against Ryan Homes, but we prefer to build a better house rather than denigrate a competitor.  The problems at Odessa National, however, are a teachable moment for anyone looking to build a Delaware new home.

All that being said- there is certainly something very shady happening at Odessa National- there isn’t a golf course there.  The people who purchased homes there were told they would have a golf course.  I guess I might sue someone too- and my comments on Ryan Homes are in no way a defense of what happened to the residents of Odessa National.

I think the best thing is a cautionary tale- and it’s a tale I have told before.  If you’re going to purchase a new home- like a new Delaware Beach Home- you better know what is supposed to be built in your community.  You also better know when, and you better get that in writing.

For Capstone Homes- we new homes in Milton, Delaware- Holland Mills, Cannery Village, Pemberton, and Estates at Carriage Springs.  These communities are either complete or have their amenities basically complete. Cannery Village’s clubhouse is almost complete.  Holland Mills has a completed pool and clubhouse.  Pemberton and Estates at have no clubhouse, but both communities are complete.  Capstone also builds homes in Bay Pointe, Lewes, where the clubhouse and pool are complete.

The bottom line is this- buyer beware.  People will tell you many things to sell you a home, and usually the builder isn’t making the decisions about community amenities.  When looking at a new home- think about the community, not just the home.

This is another new home community near Milton. This is where the clubhouse will be. Get it in writing- from the developer.

Rehoboth Beach, Delaware has been listed as one of the top retirement locations in the United States!

Check our CNBC- here’s what they say:

For people living in the area between Southern New Jersey and Washington DC, a popular weekend and retirement destination lies near the Delaware shore. A three-hour drive from both Philadelphia and Washington DC, the Rehoboth Beach area has been a magnet for retirees over the past several years and Delaware expects the 65+ population to increase by 75 percent over the next 25 years.

The link is HERE.

The Delaware Beaches are a great place to spend retirement.  A Delaware Beach Home is a wonderful place to enjoy three things:

Coastal Living.  A Delaware New Home offers the relaxed coastal living near the Delaware Bay and Atlantic Ocean.  It’s a great place with lots of local attractions, and it’s a great summer destination for everyone’s family.

Low-Taxes- Delaware offers one of the most retirement friendly tax states.  For more information, click HERE.

Capstone Homes-  Capstone Homes is a leader in value when it comes to Delaware Retirement Communities.  Capstone Has site built homes in great coastal communities like Holland Mills, Bay Point in Lewes, and Cannery Village.  Capstone has great homes- great prices!  You can’t beat it!

Here are some photos that will remind you of warmer times at the Delaware Beaches:

Forget Winter- Bring This On!

This past weekend, the Delaware beach area was rocked with about 20-24″ of snow.  The previous weekend the Delaware beaches had about 8″ of snow.  As the blog post is being written, the Delaware beaches area living through another blizzard- the second blizzard in five days.

Someone needs to tell God that his weather orders had a typo.  He is giving us Minnesota by mistake.

One of the new Capstone Home residents in Holland Mills to Capstone that he brought the weather with him from North Jersey.  After we finished digging Holland Mills out for the second time on Monday- I told him that we might buy his house back and tell him to go back to Jersey (and take his weather with him!).

Anyway- Delaware isn’t really equipped to handle this level of snow.  Snow was everywhere, and most side streets were in terrible shape.  That was before today’s snow.  These storms have basically shut Capstone Homes down- it is hard to build in this weather, and no one seems to come and look at houses in this weather.  I guess that leaves lots of time for blogging!

Anyway, Capstone Homes builds Delaware New homes for people looking to purchase new homes at the Delaware Beaches.  Capstone received a facebook comment on Monday morning that some of the residents in Holland Mills weren’t happy about the condition of the road in Holland Mills.  Capstone Homes has nothing to do with plowing snow in any community in which we build, but Capstone Homes tries to take care of our people.

At Capstone’s expense, we had a crew come into Holland Mills and clear the road.  We want happy people to live in our new homes, and Capstone homes are a great choice for someone looking for a low-tax retirement in a Delaware retirement community.

Capstone Homes isn’t promising extra road clearing for each storm- but we want people to have a good experience living in our homes and Capstone Communities.

I was also touched by the character of the residents in Holland Mills.  Some of the men who live in the community spent most of a day with shovels- digging out their neighbors who were unable to clear their own driveways.  They did this without having to be asked- and they didn’t charge for what they did.  We have some great people in our communities!

We would welcome some additional global warming here at the Delaware beaches!

This is the Community Center at Holland Mills- behind five feet of snow bank.

This is Holland Mills after the second clearing (from the first storm)

At Capstone Homes, we like to tell people that the Delaware beaches don’t seem to get as much snow as other areas of the mid-Atlantic region.

That was not true this weekend.  The Lewes and Milton area of the Delaware Beach, Sussex County area was slammed by much more snow that many areas of Wilmington, Philadelphia and Baltimore.

This isn’t usually the case for Capstone and the people who live in our Delaware Beach Homes.  The Delaware beaches make a great Delaware Retirement Community for people who are looking for low-tax, coastal living.  We just don’t usually get that much snow, and we almost never get more snow that places further inland and/or places to the north.

Most people don’t think that the Delaware beaches are a winter wonderland, but snow storms are very beautiful at the Delaware beaches!  For info about the storm, visit 92.7 WGMD’s page.

Merry Christmas to all!  Happy Holidays to those who do not celebrate Christmas.

If you don’t spend Christmas at the beach, then it’s time to have Capstone Homes build you a new Delaware Beach home.  Capstone Homes builds the highest quality Delaware new homes, and the beach is where you want to be for your Delaware Retirement!

Seriously, I grew up in suburbia- Rockville, MD.  I had a great childhood in the DC area, but small town life is great.  The Delaware beaches have small towns like Lewes, Milton, and Rehoboth Beach- each with their own character.  They also have their own Christmas activities like Christmas tree lightings, parades, community nights- things I never experienced as a child of suburbia.

So if your holiday doesn’t look like these photos- call visit Capstone Homes very soon.  We have a new home in Holland Mills, Cannery Village, Pemberton, or Estates at Carriage Springs that we will build to meet your dreams and exceed your expectations!  Christmas is better at the beach!  Happy Holidays.

The Christmas season is just better at the Delaware beaches.  As more people are moving to our region for a wonderful Delaware retirement of coastal living and low-taxes, the Delaware Beaches are becoming less seasonal and more of a year-’round community. Capstone homes is happy to be your builder of fine Delaware Beach Homes.

Christmas is better at the beach, and here’s why- Apple Electric.  They have the best light show, and it’s set to music, and it’s free.  It’s not really free- you should drop off a toy for Toys for Tots.  If you bring a bike, Apple Electric will match your bike with another bike. They do this because they are great people- and they’ve been doing this for years.

Christmas is better in the Lewes, Rehoboth, Milton area- because we have some great people in at the Delaware beaches- like Steve and Lisa Prestipino of Apple Electric.

Capstone Homes- Apple Electric

This is good news for Delaware Beach Home buyers who are looking to purchase a new home in a milton community like Holland Mills.  The Delaware Electric Coop has filed a rate DECREASE request with the Delaware Public Service Commission.

That’s great news for Capstone Homes buyers and owners who live (or are thinking of living) in Holland Mills, Estates at Carriage Springs, or Pemberton.  Apologies to people in Cannery Village- where the electricity isn’t supplied by the Delaware Electric Coop.

The learn more about the proposed electric rate drop here.
