Here at Capstone, we have seen an amazing change in the amount of buyer activity in our communities and the Capstone Homes website. I think the general consensus is that the worst is over for the housing market, and it might be time to pick up a bargain house.
At Capstone, I am honest with people- we are selling homes at a better pace than we ever have, and we think the market is turning. Once builders like Capstone see that the market is turning, buyers will see that the best deals are gone. There will come a day when waiting to buy is no longer a good idea, and more than likely, that day is only visible in the rear view mirror.
It is important for people to remember a few historical facts about new homes in communities like Cannery Village, Holland Mills, Pemberton, and Estates at Carriage Spring- One: interest rates are at historic lows. More than likely, the trend for interest rates is up. Two: new home construction is at historic lows. The rate of construction of new homes is the lowest on record. The trend for new home construction is also most likely up.

Today we are going to talk about bugs.
One of the standard features of a Capstone Home is that we treat all of our homes to protect them against termites.
Capstone homes does this on every home we build in Cannery Village, Holland Mills, Pemberton, Estates at Carriage Springs, or on any lot. Termite treatment is not required on homes in Sussex County.
Termite treatment is required by certain government backed lending programs. We do it everywhere.
In a Capstone Home, there are two standard features that fight against bugs. The first is the termite treatment, which is one where we treat the walls themselves. We treat the wood- that’s what bugs eat. Some people treat the dirt in the foundations, but this is not ideal given the sandy soil found near the Delaware Beaches. All Capstone Homes are treated, and this is included in our base price.
The second thing we do is install the Taexx System. This is a network of tubes that run in the interior of your walls. There is a unit that is placed on the outside of the home that allows the bug man to inject the system with bug spray. The bug spray then works its way through the interior of your Capstone Home walls- and prevents bugs.
The beauty of this system is that it works inside the walls and the bug man works outside the house. No chemicals are sprayed in any living space of your Capstone Home, and you don’t have to be at home when the bug man comes to treat your house. This is ideal for people who travel or purchase a Capstone Home as a second residence.
A Capstone Homeowner will have to pay for the treatment service, but the system is in the house. Value- that’s what we are giving to Capstone Buyers. That’s our committment. Whether you purchase a Capstone Home in Holland Mills, Cannery Village, Pemberton, The Estates at Carriage Springs, or on your lot- there is no better value in a new home at the Delaware beaches.

This is what you need to know about coming to the beach.
First- forget Route 404. Take Route 16 just past Denton- and take it all the way to Route One. Route 16 is much faster, but keep in mind that small towns in Delaware love it when you think that 25MPH means you don’t need to do 25MPH. Don’t speed in the small towns- they will give you a ticket.
Since I told you the fastest way to the beach, I also told you NOT to drive past the Capstone Homes sales center. Come home on 404, and stop by and see us. Check out our You Tube video HERE
Second- the last small town is Milton, Delaware. Capstone is proud to build new homes at the beaches and in Milton, Delaware. You’ll love Milton, and we think you will be very impressed with Capstone Homes.
Anyway, these are some things you need to do while at the beach:
Eat at Louie’s Pizza. They are small, local, and the food is amazing.
Visit the Cape Henlopen state park beaches. This is where locals go to the beach.
Buy a Capstone Home. Come see Jon- he has to work this weekend.
Eat salt water taffy. Even if you have braces.
Eat at Arena’s in Rehoboth or Lewes. Best sandwiches at the beach.
Take your laptop on the beach and read Coastal Sussex Weekly
I think the weather here is going to be great this weeend, and we are glad to see the return of the summer.

This week marks the beginning of the season at the Delaware Beaches. It’s a wonderful day, which makes me wonder why I’m writing this instead of out fishing or something…
Here at Capstone, we continue to be passionate about homebuilding. Holland Mills is FINALLY looking like the best new home community between Lewes and Milton (I always knew it would be). We are paving the roads on Thursday. The central propane system has been installed. The electricity is on in the community. The water and sewer are almost done. We have begun to think about landscaping in the community.
I truly think that Capstone at Holland Mills is going to offer the best value in new homes at the Delaware beaches. The clubhouse is moving forward, and the pool should be getting dug this week. Holland Mills is many months behind schedule, so this is a wonderful in the world of Capstone Homes.
Capstone Homes is also working on our new model in Cannery Village, and the developers are working hard at building the clubhouse in Cannery Village. This is all great stuff.
