Capstone Homes is pleased to announce that December 2009 sales were the highest for any December since Capstone was founded in early 2006.

“People just kept coming in the door,” says Scott Dailey, managing partner for Capstone Homes.  “We think we have found the market- good value, great floorplans, good locations.” Says Dailey.

“Sales in both Holland Mills and Cannery Village have been much stronger this fall than we had anticipated”, said Dailey.  Holland Mills has benefitted from the first time homebuyer tax credit, and Cannery Village has remained strong in sales despite Capstone having to compete with a national homebuilder.

“We are a very small company compared to other builders- especially publically traded companies,” says Dailey.  He said that Capstone is aided by the fact that it has much lower overhead than larger builders.  Although Capstone is a private company, Dailey says that his unit volume has more than doubled in 2009 over 2009.  The increase in sales is a direct result of the opening of the Holland Mills community, and Capstone Homes has worked very hard on new models to keep its product offering fresh.

Capstone Homes benefits from the desirability of new Delaware Beach Homes and the low-tax, coastal living of Sussex County, Delaware.  A Delaware Retirement is something that appeals to many who currently live in higher tax states in the mid-Atlantic and Northeast, says Dailey.

Kiplinger’s magazine consistently ranks Delaware as one of the most retirement friendly states due to its low taxes and low cost of living.  Dailey also says that the Delaware Beaches are very desirable for coastal living.  “As the beach areas have grown, the area has become a twelve month desitination.”  The fall at the Delaware Beaches brings many varied weekend activities- The Rehoboth Autumn Jazz Festival, The Rehoboth Beach Film Festival, The Sea Witch Festival, and Punkin’ Chunkin’ all provide weekend activities throughout the fall season.

The Christmas season is just better at the Delaware beaches.  As more people are moving to our region for a wonderful Delaware retirement of coastal living and low-taxes, the Delaware Beaches are becoming less seasonal and more of a year-’round community. Christmas is better at the beach, and here’s why- Apple Electric.  They have the best light show, and it’s set to music, and it’s free.  It’s not really free- you should drop off a toy for Toys for Tots.  If you bring a bike, Apple Electric will match your bike with another bike. They do this because they are great people- and they’ve been doing this for years.

I wanted to upload some photos of our new Delaware Beach Home in Cannery Village.  This is the only home in the entire Cannery Village community that offers single level living.  This home is the perfect retirement, second, or beach home.  The home is 1530 square feet with 10′ ceilings throughout.  It features a spacious owner’s suite with walk-in closet and separate toilet room.  The open floorplan features a kitchen island and a formal dining room.  There is a side porch and two car, attached garage in the rear of the home.

As usual, Capstone is the only Energy Star builder in Milton’s Cannery Village.  This unique Cannery Village home features a tankless, instant hot water heater and many upgrades throughout the home.  This home has hardwood flooring over most of the main living area, and there is tile in all the bathrooms.  The kitchen countertops are granite, and the heating and air is all energy star.

The “Live the Luxury” program allows new home purchasers to upgrade their kitchen cabinets, countertops, and flooring at no additional charge.  This incentive is available to any person who signs a  new contract to purchase a Capstone Home in any community in which Capstone builds.

Homebuilders like Capstone Homes always want to talk about the homes we build.  Luxury, Green Building, blah, blah, blah… And in today’s challenging market, it makes sense that a builder focus on what makes their product superior to others in the market.  At Capstone Homes, we have a lot to talk about when it comes to quality and value.  We believe in our homes, and we think they are some of the best built homes for the money that you will be able to find anywhere.

At the same time, if you are looking at buying a new Delaware beach home, then the location needs to be considered as well.  The community in which you choose to build your new home is equally important as the home you select.  Capstone is one of a number of builders that features communities in the Milton, Delaware area, but Capstone argues that not all new home sales communities near Milton are created equally.

The above photo is a community that is located near Capstone‘s Holland Mills.  This community has been built since mid-2008, and there is one of Capstone‘s competitors who is marketing homes in the community.  The photo above is the entrance- what you see when you drive in the main entrance.  There is nothing.  Many builders will tell you that these entrances (and other community amenities) will be built, but how do you really know?  The state of the community in which you choose to build is very important.  If something is promised, then you want written assurances that what is promised will be installed.  More than likely, that assurance needs to be from the developer, who is not necessarily the builder.

Capstone implores everyone to ask lots of questions when purchasing in a community where the amenities are not completed.  Above is a photo of a community where you could buy today.  The price may be great- but does that mean it’s a good value?  Value is also about lifestyle- people come to Sussex County, Delaware for low-tax, coastal retirement living.  The photos above aren’t in any of my dreams… what about yours?

In contrast- here is Capstone‘s new home community Holland Mills.  This community is also under construction, so there are some areas that need attention.  The entrance and the community clubhouse, however, are built.  Regardless of the future of Holland Mills or Capstone Homes- Holland Mills‘ promises have been delivered and fulfilled.  What’s the value in that?  Still think it’s just about price?
