This blog has also frequently been a cheerleader for new home sales- and this blog has been preaching for the last year that the market is turning.
This time, the stats have me in a corner. There is no way to spin the news that new home sales in January were miserable. The statistics show that January 2010 was the WORST MONTH IN THE HISTORY OF THE STATISTIC- SINCE 1963 OR SOMETHING.
That’s horrible. I don’t know how you say otherwise. Look at the raw government data HERE, and it’s not pretty.
At the same time, I have always told people that there is no “national” real estate market. The new homes in Milton- Capstone’s communities like Cannery Village, Holland Mills, Pemberton, Bay Pointe and Estates at Carriage Springs- those communities are selling very well. We had a good month in January- not a great month, but January isn’t always a great month for new Delaware beach homes.
If you’re waiting to purchase a new home- I don’t know why. Interest rates have nowhere to go except UP. There is all kinds of federal tax credit money available for first time homebuyers and people who are selling an existing home. Prices are down- and the total new home inventory in the US is 234,000 homes built but not sold. Last January it was 340,000. The historical average of new home sales in a year is 686,000* from 1963-2009. That means- when the market does recover, there will not be enough new homes in existence. That STILL makes today a buying opportunity.
There are certainly some people who are saying that the sky is still falling- and I think that is true in certain areas of the nation. The sky isn’t falling in Delaware. Capstone Homes in Delaware is looking to grow- and we think the recovery is going to be a great thing for Sussex County and the Delaware Beaches in general.

The Delaware Beaches aren’t the best kept secret any more-
The Delaware Beaches have many great Delaware retirement communities. The low-taxes and lower cost of living make a Delaware beach home a great choice for people who are looking to escape the higher taxes of other mid-Atlantic and northeast states. Rather than Arizona or Florida- Delaware keeps to you close to the ones you love.

If you’re looking at Rehoboth Beach as a retirement destination, but you find that you’re on a budget that doesn’t let you own that close to the ocean- think about Milton, Delaware. Milton is just minutes from the Lewes and Rehoboth Beach area- and it is a great town with a wonderful coastal history. Milton offers the small-town charm of a rural town with some coastal flavor. You’ll love a new home in Milton- in a great community like Cannery Village. Cannery Village is the best of the old and new- small lots, great community, modern homes and modern amenities. Cannery Village is like no other community at the Delaware Beaches.
If you would like to be a bit closer to the beach- but still able to find great prices- think about Holland Mills. This is not good news for Ryan Homes:
They are being sued for amenities that were never built- it was front page on Delaware Online- The Wilmington News Journal.
First- let’s get one thing absolutely clear- Ryan Homes has nothing to do with the amenities in Odessa National or any of the other communities in which it builds. Like Capstone Homes, we just build the houses- we rely on land developers to build the communities where we build Delaware New Homes. Ryan Homes represented that the amenities would be built because that’s what they were told. In the new homes sales business, referral business is everything- they would never lie to sell a house. While that might not be true of all builders- a large builder like Ryan Homes understands this better than most builders. We compete against Ryan Homes, but we prefer to build a better house rather than denigrate a competitor. The problems at Odessa National, however, are a teachable moment for anyone looking to build a Delaware new home.
All that being said- there is certainly something very shady happening at Odessa National- there isn’t a golf course there. The people who purchased homes there were told they would have a golf course. I guess I might sue someone too- and my comments on Ryan Homes are in no way a defense of what happened to the residents of Odessa National.
I think the best thing is a cautionary tale- and it’s a tale I have told before. If you’re going to purchase a new home- like a new Delaware Beach Home- you better know what is supposed to be built in your community. You also better know when, and you better get that in writing.
For Capstone Homes- we new homes in Milton, Delaware- Holland Mills, Cannery Village, Pemberton, and Estates at Carriage Springs. These communities are either complete or have their amenities basically complete. Cannery Village’s clubhouse is almost complete. Holland Mills has a completed pool and clubhouse. Pemberton and Estates at have no clubhouse, but both communities are complete. Capstone also builds homes in Bay Pointe, Lewes, where the clubhouse and pool are complete.
The bottom line is this- buyer beware. People will tell you many things to sell you a home, and usually the builder isn’t making the decisions about community amenities. When looking at a new home- think about the community, not just the home.
Rehoboth Beach, Delaware has been listed as one of the top retirement locations in the United States!

This past weekend, the Delaware beach area was rocked with about 20-24″ of snow. The previous weekend the Delaware beaches had about 8″ of snow. As the blog post is being written, the Delaware beaches area living through another blizzard- the second blizzard in five days.
Someone needs to tell God that his weather orders had a typo. He is giving us Minnesota by mistake.
One of the new Capstone Home residents in Holland Mills to Capstone that he brought the weather with him from North Jersey. After we finished digging Holland Mills out for the second time on Monday- I told him that we might buy his house back and tell him to go back to Jersey (and take his weather with him!).
Anyway- Delaware isn’t really equipped to handle this level of snow. Snow was everywhere, and most side streets were in terrible shape. That was before today’s snow. These storms have basically shut Capstone Homes down- it is hard to build in this weather, and no one seems to come and look at houses in this weather. I guess that leaves lots of time for blogging!
Anyway, Capstone Homes builds Delaware New homes for people looking to purchase new homes at the Delaware Beaches. Capstone received a facebook comment on Monday morning that some of the residents in Holland Mills weren’t happy about the condition of the road in Holland Mills. Capstone Homes has nothing to do with plowing snow in any community in which we build, but Capstone Homes tries to take care of our people.
At Capstone’s expense, we had a crew come into Holland Mills and clear the road. We want happy people to live in our new homes, and Capstone homes are a great choice for someone looking for a low-tax retirement in a Delaware retirement community.
Capstone Homes isn’t promising extra road clearing for each storm- but we want people to have a good experience living in our homes and Capstone Communities.
I was also touched by the character of the residents in Holland Mills. Some of the men who live in the community spent most of a day with shovels- digging out their neighbors who were unable to clear their own driveways. They did this without having to be asked- and they didn’t charge for what they did. We have some great people in our communities!
We would welcome some additional global warming here at the Delaware beaches!
