Homebuilders like Capstone Homes always want to talk about the homes we build. Luxury, Green Building, blah, blah, blah… And in today’s challenging market, it makes sense that a builder focus on what makes their product superior to others in the market. At Capstone Homes, we have a lot to talk about when it comes to quality and value. We believe in our homes, and we think they are some of the best built homes for the money that you will be able to find anywhere.
At the same time, if you are looking at buying a new Delaware beach home, then the location needs to be considered as well. The community in which you choose to build your new home is equally important as the home you select. Capstone is one of a number of builders that features communities in the Milton, Delaware area, but Capstone argues that not all new home sales communities near Milton are created equally.
The above photo is a community that is located near Capstone‘s Holland Mills. This community has been built since mid-2008, and there is one of Capstone‘s competitors who is marketing homes in the community. The photo above is the entrance- what you see when you drive in the main entrance. There is nothing. Many builders will tell you that these entrances (and other community amenities) will be built, but how do you really know? The state of the community in which you choose to build is very important. If something is promised, then you want written assurances that what is promised will be installed. More than likely, that assurance needs to be from the developer, who is not necessarily the builder.

Capstone implores everyone to ask lots of questions when purchasing in a community where the amenities are not completed. Above is a photo of a community where you could buy today. The price may be great- but does that mean it’s a good value? Value is also about lifestyle- people come to Sussex County, Delaware for low-tax, coastal retirement living. The photos above aren’t in any of my dreams… what about yours?
In contrast- here is Capstone‘s new home community Holland Mills. This community is also under construction, so there are some areas that need attention. The entrance and the community clubhouse, however, are built. Regardless of the future of Holland Mills or Capstone Homes- Holland Mills‘ promises have been delivered and fulfilled. What’s the value in that? Still think it’s just about price?
The entrance to Holland Mills is still a little rough around the edges, but I think it looks a lot better than the first community shown in the photos.

Let’s take a national headline- something like the fact that Foreclosures are rising nationally… Now. allow Capstone Homes to localize that news story:

It’s lower folks. This is from a great interactive map on CNN.
According to Realtytrac, the foreclosure rate in Delaware in October 2009 is 1 in 885 homes. In Nevada, the rate is 1 in 79 homes. California is 1 in 155. Florida is 1 in 167. Arizona is 1 in 199.
I’m no math wiz, but the Delaware numbers are much better than other areas of the nation. When you compile those statistics into national numbers, it makes the Delaware Real Estate market look worse than it is.
I’m not saying the market is great or even good- but I am saying that this is a historic opportunity to purchase a new home in a Capstone Homes community like Cannery Village, Holland Mills, Pemberton, or Estates at Carriage Springs.
The last few weeks at Capstone have brought a great many people who are looking to retire to the Delaware Beaches.
The Delaware beaches are a great place to retire because of the coastal lifestyle and the low tax living. Retirement in Delaware usually means that a major city (such as Washington DC or Philadelphia) is no more than a few hours away by car.
The cost savings of a Delaware retirement and the location make the Delaware beaches a great place for retirement relocation for people who currently live in high-tax northeastern states.
I often joke that the entire state of New Jersey is moving to the Delaware beaches. Note: We have beaches- it’s not the Delaware shore. Thanks.
Anyway, these folks want to come in and have a serious conversation about what it would cost to purchase a new Capstone Home. We have lots of folks who are looking at new homes in the Milton, Delaware area, and Capstone homes has many Energy Star rated models from which to choose.
The catch is timing- and most of the people to whom we speak are not realistic about their timing.
If you come to the beach to look at a house, there is a good chance that you will need to sell your house before you can move here. In today’s market- if you have a house to sell, you are probably a year away from being able to purchase something else. It really does take that long to sell your current house.
If you come to the Capstone Homes Sales Center, we are happy to give you all kinds of info about Holland Mills, Pemberton, Cannery Village, and the Estates at Carriage Spring, but a lot of that information is going to change before you are ready to purchase your Capstone Home.
At Capstone, we just want you to be realistic- some people come here and get very excited about a new home. The catch is that the current home is going to have to be sold first. Move to Delaware- and purchase a Capstone homes in Holland Mills or Cannery Village- but get your current house on the market. It will take your current home more time to sell than it will take for us to build your Capstone Home.

The Capstone Homes client came to us with this vision, and this Capstone Homes client is now living that vision in Holland Mills. That’s the level of service Capstone delivers in new homes in Delaware. This home is also Energy Star rated with a geothermal heating and air system. The price of the home was less than $235,000. That’s quality and value- that’s Capstone homes in Delaware.
Is the Real Estate Market Bubble done deflating?
This question is loaded- for those who read this blog, you will know that the national real estate market is something that exists solely in the world of the media.
The Real Estate Market is generally local- extremely local. Capstone Homes is selling new homes in Cannery Village. There is another builder who is building homes in a community called Heritage Creek. You could throw a rock from Cannery Village to Heritage Creek. There are over 120 homes in Cannery Village. There are about six in Heritage Creek. Both of these communities are located in the town limits of Milton, DE. They sell at different rates- and there are many reasons for this- price point being one.
The bottom line is that no one really knows when the real estate market is going to swing back to something besides a huge buyer’s market. If you come to the Capstone Homes sales center now and look at new homes for Milton’s best communities- Cannery Village, Holland Mills, Pemberton, Estates at Carriage Springs, you will find some of the best values available anywhere. Capstone Homes is the seller- and right now the buyer has all the leverage.
Most of the leverage a buyer holds on a Capstone Home is already baked into the price of a new home in Cannery Village, Holland Mills, Pemberton or The Estates at Carriage Springs. Prices are very low, and that makes a Capstone Home in Cannery Village, Holland Mills, Pemberton or Estates at Carriage Springs a very good value right now. We at Capstone think it’s the best value that you will be able to find.
When I try to get a handle on what is happening with the real estate market, I try to look for raw data in the “sending” markets. The Delaware Beaches are a “Destination” market- our new homes in Milton and Lewes are purchased by people who currently own a home in a major northeastern metropolitan area. Since the mortgage world has changed, these new Capstone buyers will have to sell their homes before they can purchase a Capstone Home.
So, if I want to get a handle on what is going to happen with Capstone Homes’ new homes at the Delaware beaches, then I have to see what is happening in the markets in areas like DC, Baltimore, Philadelphia, New Jersey, and New York. Folks are leaving these places for the value of a new Capstone home at the Delaware beaches.
Here’s something that is interesting about the DC market- inventory is down from 2008 levels. The way people talk about the real estate market can be very complicated because pundits speak of two variables in one term: months of inventory. Months of inventory depends on both the number of homes for sale and the number of sales. Since 2006, real estate inventory (almost everywhere in the nation) has been rising, while the pace of sales has been slowing.
For new home sales, new home inventories are at all-time lows, but new home sales are at all-time lows. There are something like 350,000 new homes built and ready for sale in the US. That sounds huge, but there are about 65,000,000 single-family homes in the US. Sales are at an annual pace of about 365,000. The historical average is about 1,000,000. So, according to the media- there is a one-year supply of new homes built by companies like Capstone Homes. That makes for almost one-year of supply at the current levels. If demand for new homes were to return to normal (which is well below bubble sales rates)- there would be about 90 days worth of inventory. When that happens, there will be no deals like the Capstone $8,000 stimulus, for inventories below a six month supply means that it has become a seller’s market.
Here is a link to a “real estate bubble blog” that tracks Northern Virginia Real Estate Inventories. It shows you that inventories are way down from where they were. That’s a good thing (for the seller), but demand isn’t back in the market yet. Demand can return to the market much faster than inventory can be reduced. When that happens, you will see this buyer’s market balance out very quickly. As a seller of Capstone Homes, I can’t wait for the buyer’s market to turn. As a buyer of a new Capstone home in Holland Mills, Cannery Village, Pemberton or the Estates at Carriage Springs, you want to come and see Capstone while it’s still a buyer’s market.
This is a great time to buy. Don’t say I didn’t tell you.
