The basic premise is that people who are underwater in their current mortgages are walking away from their homes. Once their value falls below 75% of the amount owed on the mortgage- people walk.
It is a horrible thing for Americans to even have to consider things like this- and even worse that stories like this are common in modern media.
As is customary in America, there is always someone looking for the upside in the gloom of the current real estate market.
Enter the vulture- the bottom feeder- the person who isn’t looking to buy a property… the person who is looking to steal it. This is the buyer who is looking at foreclosed property.
A person who is looking for a foreclosure isn’t usually a customer at Capstone Homes. Capstone Homes builds new homes at the Delaware Beaches. Most of our buyers are either moving to Delaware for retirement, or they are looking for a second home near the Delaware Beaches.
Since Capstone Homes is one of the largest local builders in terms of sales volume, people ask me all the time where I think the market is going. There are a number of blogs that I have done where I have repeatedly propounded the idea that the market is bottoming.
Three things that make my case that the market is bottoming:
1. Capstone Homes is on track to have a record July in both settlements and contracts. Capstone is moving inventory in Holland Mills, Pemberton, Cannery Village, and on our custom side of the business. Capstone homes continues to demonstrate an ability to deliver great value in new homes for the Delaware beach region. Our Holland Mills location is great for people who want value and a location that is close to the beach. Our new home floorplans are the best at the Delaware beaches. One of the contracts that we have written was a client who was shopping another builder, but the buyer decided that Capstone Homes had the best value for a retirement home near Milton and the Delaware beaches.
2. Capstone Homes is not dealing like we used to. We are offering fewer incentives with each new Capstone Home. This is a sure sign that the market is beginning to turn. Capstone is getting better margins on the contracts that we are writing for new homes in the Milton area.
3. The “sending” markets are beginning to recover. Capstone Homes, like many builders at the Delaware Beaches, needs people to sell a home somewhere else before they can buy a home here. I have seen numerous things online that tell me about the Washington DC market- which is one of the largest sending markets in our area- it’s getting better. Take a look a the blog post HERE.
