Downtown Milton

Want to get away from the outlet shopping traffic, noisy beaches, and annoying seagulls? Why not head into downtown Milton, Delaware for a quiet getaway in a town full of plenty of history.

Only a few miles down the road from Capstone Homes’ Cannery Village and Holland Mills, historic downtown Milton has a lot to offer. A must visit is the Milton Historical Society which can be found on Union street (the main street of Milton), converted from an old church.

The Milton Historical Society has exhibits covering topics on the Native Americans who lived here before the settlers, the shipbuilding epicenter that Milton once was, and the town of Milton during the Civil War.

Milton, along with Lewes, has been placed on the nation’s Preserving America list, which is a new effort to preserve our countries oldest town’s cultural and natural heritage. The Milton Historical Society has been compiling history of the families who moved to the town, along with gathering items from the original shipbuilders of Milton.

I wanted to upload some photos of our new Delaware Beach Home in Cannery Village.  This is the only home in the entire Cannery Village community that offers single level living.  This home is the perfect retirement, second, or beach home.  The home is 1530 square feet with 10′ ceilings throughout.  It features a spacious owner’s suite with walk-in closet and separate toilet room.  The open floorplan features a kitchen island and a formal dining room.  There is a side porch and two car, attached garage in the rear of the home.

As usual, Capstone is the only Energy Star builder in Milton’s Cannery Village.  This unique Cannery Village home features a tankless, instant hot water heater and many upgrades throughout the home.  This home has hardwood flooring over most of the main living area, and there is tile in all the bathrooms.  The kitchen countertops are granite, and the heating and air is all energy star.

Homebuilders like Capstone Homes always want to talk about the homes we build.  Luxury, Green Building, blah, blah, blah… And in today’s challenging market, it makes sense that a builder focus on what makes their product superior to others in the market.  At Capstone Homes, we have a lot to talk about when it comes to quality and value.  We believe in our homes, and we think they are some of the best built homes for the money that you will be able to find anywhere.

At the same time, if you are looking at buying a new Delaware beach home, then the location needs to be considered as well.  The community in which you choose to build your new home is equally important as the home you select.  Capstone is one of a number of builders that features communities in the Milton, Delaware area, but Capstone argues that not all new home sales communities near Milton are created equally.

The above photo is a community that is located near Capstone‘s Holland Mills.  This community has been built since mid-2008, and there is one of Capstone‘s competitors who is marketing homes in the community.  The photo above is the entrance- what you see when you drive in the main entrance.  There is nothing.  Many builders will tell you that these entrances (and other community amenities) will be built, but how do you really know?  The state of the community in which you choose to build is very important.  If something is promised, then you want written assurances that what is promised will be installed.  More than likely, that assurance needs to be from the developer, who is not necessarily the builder.

Capstone implores everyone to ask lots of questions when purchasing in a community where the amenities are not completed.  Above is a photo of a community where you could buy today.  The price may be great- but does that mean it’s a good value?  Value is also about lifestyle- people come to Sussex County, Delaware for low-tax, coastal retirement living.  The photos above aren’t in any of my dreams… what about yours?

In contrast- here is Capstone‘s new home community Holland Mills.  This community is also under construction, so there are some areas that need attention.  The entrance and the community clubhouse, however, are built.  Regardless of the future of Holland Mills or Capstone Homes- Holland Mills‘ promises have been delivered and fulfilled.  What’s the value in that?  Still think it’s just about price?

Holland Mills doesn’t have a pool on paper.  Holland Mills has one in the ground.  Think about the community when you purchase a new home- where your home is can be just as important as what your home is.

Uh, in case you have just discovered media and the internet, the federal government has decided to reduce your taxes if you purchase a home between now and April 30th, 2010.

The bottom line is this- if you are thinking about buying a new home for the first time, OR, if you are thinking about moving into a new home (and selling the one you own now), the federal tax credit should be the impetus that will knock you off the fence.

If you are looking for a new Delaware Beach Home, Capstone Homes has a bunch of great values for a new home.  If you have a home to sell, now is a great time to put your house on the market.  Most people who are looking for new homes in Milton, Delaware have to sell a house before they can move into a new Capstone Home.  If you are looking to move, then it makes sense that a lot of other people will be looking as well.  If your house isn’t listed for sale, then the people who are looking will not be looking at your house.  If you have a house to sell, you can’t sell it if it’s not on the market.  I know that sounds simplistic, but everyone seems to be excited about buying a new home.  No one seems to realize that the new home sales process can’t really start until the old home sales process is completed.  Seriously.

If your home is on the market and it doesn’t seem to be moving, then I think there are some practical things you can to in the article linked HERE.  Everyone who comes in the Capstone Homes Sales Center and is looking at a home in Holland Mills, Cannery Village, Estates at Carriage Springs, or Pemberton AND has a house to sell has a “unique” property to sell.  We hear all this stuff about what makes his or her home the best home in the community, blah, blah, blah…  With all due respect- price is what sells, and that “unique” thing about your current home is not nearly as valuable to a buyer as it is to you.  Price sells- period.  If you price your existing home properly, then it will sell.  If you don’t- then no one will ever even look at it.  Selling a house is not a emotional thing for a buyer- even though selling your existing home can be very emotional for you.

Let me say this again- Capstone Homes would love to build your dream Delaware Beach Home.  We usually can’t do that until you sell the home you currently have.  We have amazing value in our new homes at Capstone- but the values will not be as great as the real estate market continues to recover.  Now is the time.

So, get your house on the market, and then come see us at Capstone.  The low-tax, retirement living of the Delaware Beaches is waiting for you, but your life in your new home here can’t start until you sell your old house there.
