Capstone Homes is happy to introduce a whole new way of shopping for a new home.  As Capstone Homes has grown from a small builder in a limited number of communities to one of the largest builders in the region, we have done something that is completely new to the new home sales process for Delaware New Homes.

In early 2008, Capstone Homes opened our current New Homes Sales Center, but we have no expanded into a new location.

The View From Route One

In April of 2010, Capstone Homes began to renovate a small building located at 18334 Coastal Highway, which is located on the main road (Route One) that takes anyone into the Delaware Beach area.  The building is an older ranch home, but Capstone Homes has given it an upscale look on the inside and an unmistakable look on the outside.  On the outside, no one will miss the blue and yellow.  On the inside, the space has been created for a great look at all the new Delaware Beach Homes built by Capstone Homes, and through the use of technology, it will give people a great look at what goes into a new Capstone Home and the wonderful new Capstone Communities.

This is our sales center concept- with more information.  It’s like the previous Sales Center, but this has more space on the inside and a more central location.

Capstone is in the process of expanding its footprint to New Home Communities from Millsboro, Lewes, and Milford, Delaware.  This New Sales Center gives Capstone Homes the opportunity to show the Capstone difference and the Capstone Communities.  That means lots of information for new home buyers, and all that information is in one location.

This is not good news for Ryan Homes:

They are being sued for amenities that were never built- it was front page on Delaware Online- The Wilmington News Journal.

First- let’s get one thing absolutely clear- Ryan Homes has nothing to do with the amenities in Odessa National or any of the other communities in which it builds.  Like Capstone Homes, we just build the houses- we rely on land developers to build the communities where we build Delaware New Homes.  Ryan Homes represented that the amenities would be built because that’s what they were told.  In the new homes sales business, referral business is everything- they would never lie to sell a house.  While that might not be true of all builders- a large builder like Ryan Homes understands this better than most builders.  We compete against Ryan Homes, but we prefer to build a better house rather than denigrate a competitor.  The problems at Odessa National, however, are a teachable moment for anyone looking to build a Delaware new home.

All that being said- there is certainly something very shady happening at Odessa National- there isn’t a golf course there.  The people who purchased homes there were told they would have a golf course.  I guess I might sue someone too- and my comments on Ryan Homes are in no way a defense of what happened to the residents of Odessa National.

I think the best thing is a cautionary tale- and it’s a tale I have told before.  If you’re going to purchase a new home- like a new Delaware Beach Home- you better know what is supposed to be built in your community.  You also better know when, and you better get that in writing.

For Capstone Homes- we new homes in Milton, Delaware- Holland Mills, Cannery Village, Pemberton, and Estates at Carriage Springs.  These communities are either complete or have their amenities basically complete. Cannery Village’s clubhouse is almost complete.  Holland Mills has a completed pool and clubhouse.  Pemberton and Estates at have no clubhouse, but both communities are complete.  Capstone also builds homes in Bay Pointe, Lewes, where the clubhouse and pool are complete.

The bottom line is this- buyer beware.  People will tell you many things to sell you a home, and usually the builder isn’t making the decisions about community amenities.  When looking at a new home- think about the community, not just the home.
