<p>Well&#8230; Maybe.  When it comes to purchasing a new home, that might not always be true. I recently sat at a settlement where a new Capstone Homes homeowner was completing the purchase of a new home, and they asked me, &#8220;where are all the Capstone Homes billboards?&#8221;<br />

My answer was a little shocking to them.  I said, &#8220;not in the price of your house.&#8221; A strange way to answer a simple question, but it shows one of the ways that Capstone Homes is a different company.</p>
<p>It&#8217;s this simple: any business makes money from the product it sells.  The amount of money it makes is what is left after all of the company&#8217;s expenses are paid.</p>
<p>What does that mean to someone looking for a Delaware new home? Well, every dollar a builder spends is factored into the cost of the home they sell- YOUR NEW HOME.  That includes billboards.</p>
<p>If you drive south on Rt. 1, you will see SIX different builders who have billboards from the time you drive over the Nassau bridge until you hit the five points intersection.  That is a distance of about 3/4 of a mile.</p>
<p>There isn&#8217;t a Capstone Homes billboard among them.</p>
<p>We don&#8217;t have many billboards (we currently have two). At Capstone Homes, we try to keep our marketing costs very low.  This way we are able to provide a better home for our clients at a lower price.</p>
<p>We spend less on marketing, and we spend more on things like kitchen cabinets and HVAC equipment.</p>
<p>So, you might not be that impressed with OUR marketing.  You will be impressed with YOUR standard maple cabinet- which is a full overlay front, dovetail drawer and plywood box cabinet.  No other builder in our price range even comes close.</p>
<p>You&#8217;ll also be impressed with YOUR Bryant heating and air system. We don&#8217;t use brands like York, Goodman or Amana.  These systems are poorly rated by consumer reports. Bryant is a top rated system. This is all a part of Capstone Homes&#8217; EnergySmart program.  We focus on cost of ownership. No one else does.</p>
<p>It&#8217;s your choice&#8230; you can buy a billboard, or you can buy a better home for less money.</p>

At Capstone Homes, we are proud that we cannot. The market for Delaware new homes is dominated by a small number of builders who build a large number of homes.  Capstone Homes is proud to have climbed into the ranks of these larger builders in the last few years.<br />
Large builders have a production system that puts an emphasis on standardization and speed. Standardization and speed sound a lot like mass production and not so much like home building.</p>
<p>At Capstone homes, we don&#8217;t build new homes in 60 days for a number of reasons.  Those reasons begin with our approach to building a new Delaware home. First, we allow for each buyer to customize a new Capstone Home. When we say customize, we aren&#8217;t simply talking about the list of options that a purchaser can select; we mean that we allow for custom tweaks to our floorplans so that your new Delaware home fits for you.  We rarely build the same house twice, but we usually start with out &#8220;stock&#8221; floorplans. Our homes are not designed for &#8220;standardization and speed&#8221;- our homes are designed to be enjoyed for years to come.  Our homes are designed to suit your lifestyle.</p>
<p>We live in a world today where I can walk into a coffee shop and instruct the barista to customize my coffee to my exact specifications. This is a $3-$4 dollar item that many people buy every day.</p>
<p>At Capstone Homes, we don&#8217;t understand how the same principles can&#8217;t be applied to a new home. You shouldn&#8217;t have unlimited custom options on your $4 coffee and limited options on your $400,000 dollar house.  That&#8217;s insane, but that&#8217;s also how it&#8217;s done in our industry by builders who place a premium on &#8220;standardization and speed&#8221;.</p>
<p>That&#8217;s not what we do at Capstone. We emphasize quality and value. We emphasize making sure we deliver the new home people want to own.</p>
<p>Our approach means that we don&#8217;t build your new home with panels. One major way to expedite the building process is to have the wall sections built in panels in a factory.  These panels are then shipped to the site, and assembled by the framing crew. This allows the house to be framed much more quickly than a &#8220;site built&#8221; house.</p>

<p>It also means that your house needs to be built with a sledge hammmer.  That&#8217;s right- it is inevitable that one of the factory built panels won&#8217;t exactly line up with the site built foundation.  When the walls won&#8217;t fit, then the walls are made to fit. This is where the sledge hammer comes in handy.  Your new home just gets pounded together until it &#8220;works&#8221;. </p>
<p>At Capstone, your house is uniquely yours, and we frame it on site. This is a slower process, but we think the quality is there.  At Capstone, we think taking 30 more days to build something that you will enjoy for decades is wise.</p>

<p>It was $56 for the July billing cycle.  Unlike many other builders who share their electric bills- <a href="http://www.capstone-homes.com/bay-landing">the Juliet by Capstone Homes in Bay Landing</a> is an ALL electric home. Some builders like to speak of low energy bills by pointing to electric bills- and then not mentioning that the heat and hot water for the home is powered with propane.</p>
<p>If you don&#8217;t count the propane bill as a part of the energy bill, does that mean a new home buyer is supposed to go without heat and hot water? Seriously, there are builders in this market that will tell you that propane is not a monthly expense, so it doesn&#8217;t count as a part of the monthly energy bill.  It is not a monthly expense because the propane is delivered by trucks and placed in a buried tank at your home- 300 gallons at a time.  At $3.00 per gallon, a 300 gallon tank costs $900 to fill, but since you pay it once and not monthly, it&#8217;s not counted.  Seriously?</p>
<p>The home is a 1950 sq. ft. single level home on a basement in <a href="http://www.capstone-homes.com/bay-landing">Bay Landing</a>- a new <a href="http://capstone-homes.com/">Capstone Homes</a> community which is just minutes from the Delaware beaches.</p>
<p>This home features a Geothermal HVAC system, and it has a HERS rating of 51.  Like all the homes in <a href="http://www.capstone-homes.com/bay-landing">Bay Landing</a>, it sits on a 1/2 acre lot.  This home will go to settlement in September, and the buyer won&#8217;t pay HOA fees for THREE YEARS, and the buyer won&#8217;t pay to maintain their yard for ONE year.</p>

This may be a great marketing tool for a <a href="http://www.capstone-homes.com/">Delaware builder</a>, but <a href="http://www.capstone-homes.com/">Capstone Homes</a> is more concerned with our customer&#8217;s energy bills than we are with our own marketing.<br />
If you have access to natural gas, then it is the smart choice. Natural gas is inexpensive, and its low price should be stable for years to come. Some estimates show that there is more than a <a href="http://reason.com/archives/2012/02/14/100-years-of-natural-gas">100 year supply</a> of Natural Gas in the United States.<br />
The catch is that natural gas is not available in many areas of the Delaware beach areas. <a href="http://www.capstone-homes.com/">Capstone Homes</a> builds in <a href="http://www.capstone-homes.com/fork-landing">Fork Landing</a>, which is our only natural gas community.</p>
