Capstone Becomes a HERS rated builder

Given the cost of energy in today’s market, Delaware new home buyers are becoming increasingly educated as they make decisions about purchasing a Delaware beach home.
Capstone Homes of Delaware, therefore, has committed to advertise the HERS rating of all of their new homes built at the Delaware beaches.
The HERS rating system is a numerical score of the energy efficiency of a home. The scoring system was developed by ResNET, a non-profit agency dedicated to energy efficient new homes. A HERS rating is just one of the ways that Delaware new home buyers can compare new homes.
The HERS rating system is more informative than Energy Star because it gives more detail. A new home can be Energy Star rated- which means that it meets the minimum qualifications for an Energy Star rating, but all Capstone Homes are built to an energy standard that is much higher than Energy Star. The HERS rating system is something that will give a customer far more information regarding the features of a new home. For example, a typical Energy Star rated home built in 2011 will have a HERS score of 85. The average of the Capstone Homes built in 2011 had a HERS score of 59. This tells our buyer that a Capstone Home exceeds Energy Star- by a substantial margin.

Geothermal- Is it Worth the Cost?

Capstone Homes builds Delaware beach homes, and we regularly install geothermal systems into our Delaware new homes. Capstone Homes is often asked if a geothermal system is worth the additional cost.

First, a short explanation of geothermal systems. A geothermal system for heating, ventilation, and air conditioning (HVAC) is a heat pump system that uses the natural temperature of the earth to exchange heat in order to heat and cool your home. In the summer months, the system discharges heat into the ground to cool the air in your home. In the winter months, the system removes heat from the ground to heat the air in the home.
When most people hear “heat pump”- they are thinking about an “air-to-air” system. This is correct, but a geothermal system is “air-to-ground”. The reason that a geothermal system is much more efficient is because the earth’s temperature is more or less constant. As the earth is a very reliable source of heat (or a reliable place to discharge heat), this allows the Geothermal system to be very efficient.

Some people who are from colder regions of the US think Heat Pumps are a bad idea for HVAC, but that isn’t the case for Delaware. Most air-to-air heat pumps do lose their efficiency on very cold days in the winter, but geothermal does not. Geothermal is using the earth, and the ground temperature doesn’t change based upon the air temp. Most geothermal systems use wells that are hundreds of feet below the earth’s surface.

This Capstone home was built with a Geothermal system, and it's total energy costs are typically less than $200 per month.

In an era of rising energy prices, Geothermal offers a system that has consistent heating and cooling costs that are much lower than any other system. As energy prices rise over time, a geothermal system will remain constant. Additionally, a geothermal system can qualify for a federal tax credit of up to 30% of the cost of the installation. This makes the geothermal system far more affordable in the long term.

This is a small thing that highlights one of the small but significant ways Capstone Homes is a different company.

This photo isn’t great, but it shows something that you won’t see in a Capstone Home. This is a photo of a subfloor- 3/4″ OSB sub flooring. It’s actually a good quality product (Capstone uses a better subfloor OSB), but the way it is installed is the focus of this blog.
Capstone Homes prides itself in putting better products into our Delaware new homes, and this photo proves it. It’s hard to see, but the subfloor in this home is nailed to the floor joists. Capstone Homes uses screws to attach our subfloor to the floor joists. This is a small difference in quality, but a floor that is screwed to the joists is a better floor. The Capstone floor will last longer and produce fewer floor squeaks. The Capstone floor is built to last for years to come.

Custom Home Nears Completion in Rehoboth

Capstone Homes is happy to be finishing a new custom home in downtown Rehoboth beach.
This project started as a piece of paper, a little vision, a budget, and some great ideas from the owners. Capstone Homes was approached to draft, design, price and build a home in the city limits of Rehoboth. “We started with a hand drawn floor plan, and a lot of listening,” says Scott Dailey, Managing Partner of Capstone Homes. “We walked with the client through the entire process of design, selections, permitting, financing, construction, and warranty.”
The new home, which is custom built to look as though it had been located in Rehoboth for years, is a great new home to a family and will serve as a wonderful retirement home in the future.

Capstone Homes is very excited about our new Juliet Plan!

The first Juliet is under construction in Holland Mills, and the house is getting drywall at the end of this week.
Capstone is please to have already sold the Juliet as a plan in other Capstone communities, and we think this home will be a welcome addition to Capstone’s collection of Delaware beach homes.
The Juliet is designed to be flexible, single level living. The home features flex space which is designed to meet your desires. Need a formal dining room? The Juliet has a spacious dining room standard. How about a home office or a den? It’s in the plan. Don’t need one of those spaces, but you need a third bedroom on the main level? No problem.
The Juliet allows for storage in a basement (where available) as well as an optional upstairs. The optional upstairs features a large bed and bath suite, and a bonus room over the garage can be finished.
All of this great space comes with Capstone’s “Intelligent Choice” philosophy for Delaware beach homes. This includes many of the energy saving features and solid construction that comes with every Capstone Home.
