- Know the Lot Size and Building Setbacks- make sure the home you want will fit on the lot you've chosen.
- Ask about sewer connection (sewer impact) fees BEFORE you buy!
- If the lot has a septic system- know the type.
- If you are purchasing in a subdivision, review the community building restrictions BEFORE you buy.
Additional Costs To Consider- Not Included in Our Prices (click to open)
- Impact Fees for Central Water and Sewer (if applicable). These fees run from $3,500-$10,000 depending on location.
- Well and Septic Installation (if applicable)- Well and septic installs start at $7,000 and go up from there.
- Taxes- State and local taxes of 2.5% of the cost to build the home (the contract price) may need to be paid before construction
- Surveys- A perimeter survey is not included in Capstone's price. These typically cost about $550
- Lot Preparation- if the lot is wooded, it will need to be cleared ($5,000-$10,000).
- If you are purchasing in a subdivision, review the community building restrictions BEFORE you buy.
